Alliance Residential Co. has named Ryan Adams as managing director of its newly established Midwest Division to lead its development efforts across the region, according to a May 26 press release Alliance shared with Multifamily Dive. He brings more than two decades of real estate development experience to the position.
Adams will support the Scottsdale, Arizona-based developer’s efforts to expand its footprint in key Midwest markets by identifying new opportunities and overseeing the entire development lifecycle, from site acquisition and entitlement through financing and construction completion, per the release.
“I am excited to contribute my experience to the platform and to work alongside a team that is committed to quality, innovation, and long-term value creation,” Adams said in the release.

A spokesperson for Alliance, which ranked No. 4 on the National Multifamily Housing Council’s 2026 list of top 25 developers, told Multifamily Dive in an email that the Midwest has been one of the strongest-performing regions in recent years because it did not experience extreme supply surges like those seen in Gateway and Sun Belt markets. With more moderate construction levels and steady demand, Midwest cities maintained healthier rent growth and occupancy rates during the pandemic and post-pandemic periods.
“Expanding into the Midwest gives Alliance broader national coverage and better geographic diversification across the three major multifamily regions: Sunbelt, Gateway, and Midwest,” a spokesperson for Alliance said. “This diversification would improve both cash flow growth and long-term stability, especially as regional housing market performance continues to shift over time.”
The Midwest’s long-term outlook is also supported by strong demographics and economic growth tied to the reshoring of advanced manufacturing, the Alliance spokesperson told Multifamily Dive. Many of the firm’s target markets are benefiting from major corporate investments and job creation. Specifically, Kansas City, spanning Kansas and Missouri, is showing improving supply-demand conditions following a recent construction peak.
Adams brings development expertise, architectural insight and strong regional relationships that will be instrumental in helping the firm expand its Midwest pipeline, Donald Santos, senior managing director – East for Alliance, said in the release.
“His track record of leading complex multifamily and mixed-use developments from inception to completion makes him exceptionally well suited to advance our long-term growth strategy in the region,” Santos said.
Most recently, Adams was vice president at Cityscape Residential in Overland Park, Kansas, where he led multifamily and mixed-use development projects across the Midwest. Previously, he was associate director of development at Kansas City’s Port Authority, where he helped lead the Kansas City riverfront mixed-use redevelopment plan and evaluated public and private development opportunities.
Adams also previously served as real estate development manager at Structure Management Midwest in Chicago, where he managed multifamily and retail projects and oversaw asset portfolios exceeding $250 million, according to the release.
Adams currently serves on the board of Urban Trail Co. and is a member of ULI Kansas City. He holds a master’s degree in real estate, with an emphasis in finance, from the University of Illinois Chicago as well as a bachelor’s in architecture from the University of Kansas.
Adams' appointment comes after Alliance restructured its operations in the Southeast last year, following the departure of Managing Director Todd Oglesby.
Noah Randall, who served as the managing director for Georgia and Tennessee, was selected to lead the restructured Southeast Division. Santos, who previously served as managing director for the Carolinas, was selected to head the newly established Mid-Atlantic Division.
