Core Spaces has delivered roughly 6,000 new beds across six student housing developments ahead of the 2026-2027 academic year, the real estate developer announced in an Aug. 26 release shared with Multifamily Dive. They expand Core Spaces’ “growing national portfolio across Tier 1 university markets anchored by Power 4 conference schools.”
All six projects, which offer “elevated student experiences through thoughtful design, innovation, and a hospitality-driven approach to living,” were completed under budget and at least six weeks ahead of move-in, according to the Chicago-based firm.
The newly delivered student housing projects are:
- Hub Ann Arbor William at the University of Michigan, with 202 units and 638 beds
- Hub Boulder at the University of Colorado Boulder, with 96 units and 404 beds
- Hub Knoxville, Phase II at the University of Tennessee, with 111 units and 331 beds
- Hub Madison Bassett at the University of Wisconsin-Madison, with 235 units and 910 beds
- Hub Raleigh at North Carolina State University, with 665 units and 2,195 beds
- Hub Tallahassee at Florida State University, with 367 units and 1,316 beds
Marc Lifshin, co-founder and CEO of Core Spaces, said completing six projects at this scale is a “big moment” for Core Spaces.
“We’re going all-in on the markets we believe in and continuing to push what student living can and should be: better design, better technology and, most importantly, a better experience,” Lifshin said in the release.
Ahead of fall move-ins, student housing preleasing was at 89.1%, according to the latest Yardi Matrix Student Housing National Report released Aug. 24. The report shows that 117 of the 200 markets Yardi analyzes were at or above their July 2025 preleasing levels. However, performance varied widely due to concentrated new supply in certain markets and declining international enrollment.
Currently, Core Spaces has about 54,000 beds in development across the U.S. At the end of July, the firm broke ground on Hub Athens Dougherty, a 536-unit, 1,656-bed student housing community near the University of Georgia that is being built on an old hotel site.
Core Spaces said in the release that it is also expanding its acquisition and investment platform.
In July, the firm’s Core University Living Real Estate Income Trust bought a four-property portfolio with more than 2,000 beds of purpose-built student housing valued at more than $300 million total, according to a July 23 press release. It also purchased The Collective at Columbia, a 318-unit, 972-bed student housing community near the University of Missouri, in March — its first acquisition in that market.
Core Spaces’ deliveries slated for 2027 include:
- Hub Ann Arbor State at the University of Michigan
- Hub Bloomington Lincoln at Indiana University
- Hub Chauncey at Purdue University
- Hub Clemson at Clemson University
- Hub Knoxville 18th at the University of Tennessee
- ōLiv Madison Broom at the University of Wisconsin-Madison
- ōLiv Tampa at the University of South Florida
In addition, Core Spaces’ Hub Tempe near Arizona State University, ōLiv Columbia near the University of South Carolina and Hub College Station near Texas A&M are progressing toward delivery in 2028, per the release.
