Despite the high costs of construction materials and labor, multifamily builds are wrapping up and bringing in tenants. In the Sun Belt and beyond, operators are pre-leasing and leasing in time for the spring moving season.
Here are four multifamily developments that have recently opened their doors to renters.
Enso Apartments opens in Seattle area

Enso Apartments is located in Lynnwood, Washington, within a federally designated Qualified Opportunity Zone in the heart of Lynnwood City Center, with convenient access to downtown Seattle, according to a press release shared with Multifamily Dive.
With proximity to Interstate 5 and the Lynnwood Link light rail station, Enso offers connections to major employment centers in Greater Seattle. Per the release, the project reflects ACG and Clarion’s focus on transit-connected, high-growth markets. Snohomish County has experienced steady wage growth, and the Lynnwood submarket continues to attract renters seeking more flexibility and convenient regional access.
The development includes studio, one-, two- and three-bedroom units near approximately 3,950 square feet of retail space. Amenities include a central courtyard, a fitness center, a yoga studio, a game zone, coworking spaces and sky lounges with mountain views. All units include in-home air-conditioning.
Strait & Nelson opens in Central Texas

The first residences have been delivered and move-ins are underway at Strait & Nelson, a new apartment community in San Marcos, one of Central Texas’ fastest-growing university cities, according to press release shared with Multifamily Dive. Scheduled to be completed this summer, it’s Woodfield Development’s first residential project in the Lone Star State.
Strait & Nelson has a mix of one-, two- and three-bedroom residences ranging from 719 to 1,387 square feet. The units feature open floor plans, modern kitchens with stainless steel appliances and quartz countertops, wood-style vinyl flooring and expansive closets.
The community introduces a wide range of amenity spaces, including a clubroom with an entertainment kitchen and beer taps, a coworking lounge with private offices and conference rooms and a resort-style pool courtyard with outdoor gathering spaces. Other amenities include a fitness center, pickleball and sand volleyball courts, a gaming lounge, a private dining room, two dog parks with a grooming spa, bike storage, EV chargers and private garage options.
The Continental Residences complete in downtown San Antonio

The Continental Residences, a 16-story high rise designed by architect BKV, recently opened in downtown San Antonio, according to an April 7 press release from BKV. It’s situated between the historic Continental Hotel, Arana Building and De La Garza House within the Zona Cultural district. The building offers studio, one- and two-bedroom apartments as well as a selection of two-story townhomes.
A sixth-floor amenity suite features a clubroom, a coworking space, an indoor/outdoor fitness center and an outdoor pool deck with lounge areas and an outdoor kitchen, per the release. The 16th-floor sky lounge offers panoramic views of the neighborhood, nearby historic buildings and downtown San Antonio.
Rogers-O'Brien Construction was the general contractor for the project and Kairoi Residential is the property manager. Leasing and first move-ins are now underway.
New Tampa Palms open in Florida

The new 17-building luxury gated community, designed by BDG Architects, is set on 20 acres in Tampa, Florida, and offers all residents an active, resort-style lifestyle, per a press release from Garden Communities Florida. One- and two-bedroom floor plans span up to 1,409 square feet and feature gourmet kitchens, ample closets and an in-suite washer and dryer. All apartments have a patio or balcony and additional storage.
The pet-friendly community features the Palms Clubhouse with a lounge, a fitness center and resort-caliber amenities, including a saltwater swimming pool, a sundeck, a veranda, fire pits and al fresco dining and lounge areas, as well as a dog run and EV charging stations. A private community lake offers scenic views, while an on-site leasing and maintenance office and mail kiosk add convenience for residents.
“Exceeding 90% leased reflects the strength of the Tampa market and speaks to the quality of this community,” Mark Hoffman, the project’s developer, said in the release.
