Minto Communities USA has purchased a 3,170-acre property south of Dallas-Fort Worth where it plans to build what it claims is the largest residential development in the region, per a press release shared with Multifamily Dive.
The 13,270-home, mixed-use master-planned community in Waxahachie, Texas, will feature two distinct residential districts — an active adult neighborhood and a traditional community — supported by 140 acres of mixed-use development, according to Minto. Its designs include 750 multifamily units and 1.2 million square feet of retail and commercial space.
Minto plans to build a range of home designs, including single-family homes, cottages, villas, townhomes and apartments, that will serve first-time buyers, growing families, young professionals and adults age 55 and older seeking an active lifestyle. The firm will offer a spectrum of pricing and products that will allow it “to adapt to evolving market conditions while preserving the long-term vision of a successful hometown community,” Minto Division President Dutch Neuweiler said in the release.
The Coconut Creek, Florida-based developer with Canadian roots has decades of expertise in creating large-scale, lifestyle-focused communities in the Sunshine State and South Carolina. This project represents its first foray into Texas and the “beginning of our long-term commitment to the state,” Neuweiler said in the release.
“Waxahachie offers exceptional connectivity to major interstates, medical facilities, local services, and area amenities. It also provides close proximity to Dallas, giving residents convenient access to one of the region’s major economic and cultural hubs,” said Neuweiler. “Minto is actively pursuing multiple large-scale projects throughout Texas.”
Locations for Minto’s communities must meet specific criteria to be selected, Neuweiler told Multifamily Dive in an email, including sufficient land availability, proximity to an airport, convenient retail and service businesses as well as nearby medical offices and hospitals.
“Other very important factors are convenient access to major business hubs and outstanding leisure activities in the surrounding areas. The Dallas-Fort Worth Metroplex and additional areas we are considering in Texas definitely meet these criteria,” Neuweiler said.
The Waxahachie development will also include a town center and adventure park, civic spaces and community services, 400 acres of parks and open space, a trail and greenway network, a middle school and several elementary schools.
“Minto USA is unique in that we own the land, develop the property, and ultimately build the homes,” said Neuweiler in the release. “This integrated approach allows us to curate every aspect of the community experience.”
The Waxahachie City Council approved the project on Jan. 28, according to the release. Development is expected to start later this year, followed by a multiyear buildout.
